Landology acquired this trophy golf club and portfolio-grade, master-planned development at a substantial discount to value. The 950-acre property in Southern Indiana includes Victoria National Golf Club (#35 Golf Digest Top 100 Course), in addition to over 700 acres for single and multi-family residential development and environmentally sensitive land.
Value Creation
Landology is streamlining and stabilizing operations, overseeing the redesign and renovation of the clubhouse and other facilities, developing rental cottages and other lodging. Additionally, Landology will be marketing new golf memberships and has implemented a conservation easement on designated land. Land will also used for development of upscale single family residential consistent with surrounding communities. Additionally, Landology will be creating a new Private Residence Club.
Anticipated Liquidations
The asset is expected to generate investment returns through a series of selloffs and operational profits over a five-year period. These include membership sales, development of golf club cottages, real estate sales, land sales, and operational profits.
