We believe there is a science to real estate underwriting and consider ourselves researchers who gather as much data as possible, then analyze that data to be in front of investment trends and make highly informed decisions. Our leadership team has more than 75 years combined experience in real estate development, investment, capital markets, and operations. When it comes to information, we understand what to look for and how to use it. We extensively research potential targets before we make an investment and seek to control properties as long as necessary to thoroughly underwrite each unique asset. We spend as much time studying individual markets and submarkets to determine how to maximize the value of each property given appropriate levels of market risk.

We thoroughly examine hundreds of potential properties before selecting the right mix for our portfolio. We use our market experience and relationships to identify undervalued high quality real estate assets then engage in extensive due diligence, market research, and investment scenarios to be sure that every property we select is well vetted.

Through processes such as re-entitlement, re-positioning and re-development, we add value by converting the as-is value to the highest and best use value of the underlying real estate asset. We understand how to maximize the value of a property and we implement a customized business plan for each property we purchase.
Seller
Landology's investment time horizon is typically 2 to 5 years, however we also believe in owning certain real estate assets for the long term. We realize in the importance of focus and are specific in our investment strategy. We do however believe in a diverse portfolio - our goal is to liquidate every asset that we purchase for the maximum return based upon well-defined property plans and strategies. We do not try and "time" markets but rather seek to understand broad trends in advance. We effectively leverage capital to maximize risk adjusted equity return.
